Did you know that approximately 80% of the NSW Central Coast is bushfire prone? We can guide you through the process for building a new home, or manage the whole process on your behalf, including the mountain of paperwork.

Purchasing a piece of land

If you are looking to purchase a piece of land, Wagtail Built can provide guidance about whether you need a Development Application (DA) as part of the purchase of the property

Process before council approval

A surveyor will test assess the contour and levels of the land on which you would like to build. They will also check that your dream home will fit on your land, and determine where your boundaries and easements are on your property.

A building designer or architect will create the design for your new custom built home, checking onsite sewer, town water and power access, and considering your driveway and site layout.

The Architect/Building Designer will also be able to determine whether your design will require Development Approval (DA) or in some instances as is with the majority of pool construction a fast tracked Complying Development Certificate (CDC).

The designer will ask questions to clarify the design and make suggestions to ensure the design suits your budget and vision.

The final design will include floor and site plans, an electrical plan and images of your new home from the side elevation including 3D renders to give you a visual walk through before the construction starts.

Using the design and the full working drawings contained within it, your builder can provide estimate construction costs.

It is highly recommended at this stage to engage a structural engineer to provide any geo-technical requirements for footing & slab systems or any retaining details.

The builder will identify what professional trades and/or contractors will be required as part of the build. Again, providing you with options and estimated costs.

The design for your home will become part of the Building Contract, which will include what you expect to receive as part of the construction.

The design is then submitted to the Central Coast Council as part of the Development Application or Comply & Development Certificate. Wagtail Built can do all of this for you.

Waiting for council approval

It is difficult to estimate how long it will take for your Development Application to be approved. Factors such as bushfire and flood risk need to be considered, and the council needs to make sure your building plans are compliant with relevant laws.

If it is deemed that a CDC is able to be applied for this takes between 7-14 days for approval.

You can use this time to choose the inclusions, materials and colour scheme for your new home. That is the carpet, taps, tiles, wall paint, lighting and other elements to make your home perfect.

Your plans are approved by council

Once you have received council approval, construction of your new home can begin. Yay!
